We like to meet at our office to get to know you and fully understand your desired home ideas and budgeted goals. You will be meeting with the builder, Clint Dufresne, so you can get to know him and directly ask any questions you may have. He is involved with your home construction every step of the way and you will always have personal access to him and the team should questions arise.
We can build on your lot or find one for you. Since Clint is also an experienced ReMax Broker, he can leverage his knowledge of the greater Colorado Springs area and sell you any lot on the market. He likes to be involved in this process so you can walk the lot together and discuss strategies of where to position your home to best capitalize on the views, areas with trees, afternoon sun, and driveway snow melt in the winter. Clint will set up a comprehensive lot search in your desired area of town. Lot suitability for building a one level home is also a key consideration to avoid extra costs.
We will meet with you to discuss lifestyle, special features, style considerations as well as size and budget details for your custom home. You will then meet with the architect to go over the details of the layout and visual design of your home. At this point, Level 1 Homes and the architect will ask for $2,500 to support the design process. Once an approval decision is reached, a contract with Level 1 Homes is signed and a deposit provided by you to start paying for immediate hard costs such as architectural plans, engineering, permits, various Pikes Peak Regional Building Department fees, etc.
Once the plans are formalized by the architect, they are sent out to vendors and subcontractors for material and labor bids so you will know how much the house will cost to build. With these numbers in hand, we sit down and compare the dream house you helped design against any budget considerations and adjust if needed.
Level 1 Homes enjoys a longstanding and very successful working relationship with several banks in the area for construction loans. If you don't already own land and are purchasing a lot, the deposit for the lot can actually be used as a down payment for the construction. This construction loan is yours, and as buyers you will be signing the checks we draft for materials and labor during each monthly draw meeting. We will go over the budget and each invoice every month together. During the construction process you will only be paying interest on the portion used to that point.
We have an excellent partnership list of vendors that will assist you with various design selections throughout the building process. As a cost-savings for our buyers, Level 1 Homes enjoys a builder's discount for items purchased through these companies that is passed onto you. You get to choose all the finishes and design elements, there are no restrictions or limitations to your selections.
Our time frame for building a custom home, from design to delivery, is approximately one year or less. We have found this period is driven (in part) by developing a tailored/custom design, ensuring compliance with various State and local regulatory mandates, as well as the occasional Colorado weather-related delays. As our partner in this build, you will be involved every step of the way with us to ensure your complete satisfaction.
Clint Dufresne also partners with Re/Max Advantage to provide rental property options to our buyers who are in need of a rental property while their home is being built. This partnership is a great benefit to accommodate any date changes on the rental agreement in the event any construction delays arise. Re/Max Advantage can also sell your current home or manage your property if you decide to keep it as an investment, and rent it out after you move into your new home.
After your home is complete, you will transfer the construction loan into a mortgage. Level 1 Homes has several mortgage lenders we use that will take excellent care of you and work out the best mortgage scenario.
