What is our philosophy?

Purchasing a new home often puts buyers through a range of emotions. This is especially true if it involves a custom build intended to be your "forever home." Understanding this tendency, we have adopted a practice of ensuring genuine trust and clear communication between the builder and you as the buyers. When you select Level 1 Homes, you embark on an exciting partnership. This proven relationship serves as our core foundation for construction excellence and customer satisfaction. 

Why do we build on one level?

It all started when we learned that many homeowners no longer use their basements except for storage or when having visitors. Our customers reflect a surprising broad range, from "baby-boomers" seeking their forever home to younger couples that have learned the advantages of one level living. Our greatest passion is transforming your vision into a highly functional and livable-elegance. We build homes to last, with the quality and style you desire. 

What is your price per square foot?

As opposed to production homes, custom builders have long found the use of "price per square foot" to be an inaccurate forecaster of pricing. Tailoring to our buyer's vision results in each home being truly unique in both layout and finishes as well as the lot you choose. We feel a good range is anywhere between $180 to over $300. To offset this potentially wide range, we actively and openly discuss costs throughout the buyers entire journey. During our design process, we will reference past construction costs for recent Level 1 Homes' builds that are similar in size and characteristics to your initial plans. This baseline will be continuously updated and refined as you make your final decisions and bids come in. You will be presented a budget before we begin construction. 

How do we know if we can afford the type of custom home we want?

We have established a very strong relationship with banks in the area that provide our customers construction loans. Once you are approved for a certain amount, we will gather the initial budget for your approval and we work off that budget during the construction process. 

Do you build outside of Colorado Springs?

Yes! We generally try to stay within one-hour driving time from our office in Black Forest. This basically extends our building from Colorado Springs to Woodland Park, Castle Rock, Franktown, Calhan and Fountain. 

How do we find out if a selected lot is a buildable site?

The builder, Clint Dufresne, is also a broker with RE/MAX and can sell you any lot on the market. We strongly encourage our customers to work with the builder during lot selection. Seemingly ideal pieces of land may actually add significant cost to your build due to expansive soils, drainage issues or slopes requiring the importation of soil or high retaining walls. If possible, let's talk and walk proposed lots together before you purchase land. 

What floor plans do you have available?

As a full custom builder, we design floor plans that specifically fit an individual's lifestyle and needs. We do not use pre-designed "models" as the basis for your selection. Instead, we leverage the creative ideas on display in some of our completed homes. By examining these plans, you gain an appreciation for our innovative one level concepts as well as enjoying a stimulus for developing the personalized design of your own custom home. This website contains some floor plans for your review.  

What size homes do you build?

We build anywhere from 1,800 sq ft. and up. 

What "Green Technologies" have you incorporated into your homes?

We pride ourselves on building highly energy efficient homes. From our raised-heel energy trusses, 2x6 exterior wall construction, premium grade windows to our specialized in-floor radiant heat throughout the house. The proof is found in the heating bills. For example, the heating bill for the 3,000 sq ft. home we built in Black Forest Reserve was $85.00 in the coldest winter months.  

Have you ever participated in the Parade of Homes?

Yes! We enjoyed having the opportunity to participate in both the 2014 and 2016 Parade of Homes. Nearly 20,000 visitors walked our homes and viewed our unique design ideas between these two events. We are looking forward to our next parade home in 2018.    

Do you have a model we can look at?

We do not have a model home however we have several options for showing you the quality and style of our construction. 

Would you build a basement if requested?

Yes we will! Although our professional passion resides with one level living, as a full custom builder all options are on the table.
